Built for title & escrow operations

Permit history reports
built for title and escrow teams.

Reduce post-closing claims from unpermitted work. Get full PDF permit records — directly from each city's open permit data — before the policy issues.

Title company office with permit documents

Three workflows where permit data matters.

Permit history touches title work at multiple points in the transaction. We cover all of them.

Pre-closing due diligence

Surface unpermitted additions, open permits, and expired work orders before the policy issues. A $79 report is cheap against a post-closing claim on an unpermitted addition.

Common questions.

What if the property is outside your 15 live metros?

We still take the order. Outside our live jurisdictions, we research manually — calling or submitting records requests to the relevant building department. Turnaround is longer (typically 5–10 business days) and we'll confirm timeline before invoicing. Use the order form and note the address; we'll let you know what's available.

What's the turnaround time?

Standard orders are 3–5 business days. Rush orders are delivered within 24 hours for the 15 live jurisdictions with direct database access. Rush availability outside those metros varies — we'll confirm on order review. Turnaround starts after order confirmation, not submission.

Is there bulk or volume pricing?

Yes. Teams ordering 10+ reports/month qualify for volume pricing. Fill out the form above or email hello@permitreport.ai directly. We'll put together a per-report rate and SLA that fits your pipeline volume.

What does a delivered report look like?

Every report includes a normalized permit record table (permit number, type, dates, status, scope of work) with open permits flagged in red. Premium tier adds the original stamped PDF from city records — the same document underwriters and attorneys require. See a sample report to see the exact format.

Where does the permit data come from?

Direct from each jurisdiction's official permit database — city and county open data portals and LADBS (Los Angeles Department of Building and Safety) for LA properties. No third-party data aggregators. The underlying source is cited in every report so you can trace the record back to the government database.
