The complete permit records returned by the source lookup, with the available permit fields preserved.

A no-results report means no permit records were returned for that address by that lookup. It does not establish that no permit ever existed.

One call to GET /api/lookup for a single address counts as one lookup, regardless of how many permit records are returned for that address. Bulk order submissions do not count against your API quota — they're invoiced separately per property.

Yes — switch between one-time, bulk subscription, and API at any time. API upgrades take effect immediately and your quota resets to the new plan's limit from that day. Subscription downgrades take effect at the start of your next billing cycle. There are no penalties for switching.

We support a growing list of metros with live automated data. For jurisdictions outside this list, Enterprise customers can request dedicated coverage — we'll build the adapter and add it to your plan. You can also submit a bulk order for manual research on any US address.

We query the source jurisdiction's API directly on every request — no stale data warehouse. Results reflect whatever the city or county has published in their open data portal, typically updated nightly to weekly depending on the jurisdiction. For critical legal work, always confirm against the primary source.

Yes — Enterprise plan only. White-label means your company branding on PDF reports, your domain on delivery links, and no Permit Report attribution in customer-facing output. Reach out via the Enterprise form to discuss your requirements.

Requests beyond your quota return a 429 Too Many Requests response. We never silently charge overages. You can upgrade your plan mid-month via your dashboard or by emailing us — your quota resets immediately on upgrade.
